The Total Package
It takes a lot of work to turn your house into a vacationer's dream. There's licensing and zoning, staging, set-up – and when you're finished with all of that, there's the ongoing day-to-day management. You don't have to worry about any of that, though, because we'll take care of everything.
Licensing and Compliance
If you already have your license, great! You can skip this part.
Most cities and counties have requirements that you must meet in order to host your home for short-term rental. This may include inspections, licensing, and perhaps making modifications to your property to become compliant. You will need to investigate this before you begin. The last thing you want is to invest a lot of time and money into making your home the perfect vacation destination only to realize that, for whatever reason, you can't get licensed.
If you are purchasing a home for the express purpose of vacation rental, it would be prudent to search out one that qualifies for licensing, or one that would require minimal work to become compliant. If you already own your home, you can contact the city or county to see if you meet the criteria. If you need help navigating the red tape, we're here for you – been there, done that!
Staging
After you are licensed, the next step is staging. Your house doesn't have to be brand new or a gut rehab to offer a luxury experience. However, you DO want to provide your guests with enough furniture to gather in the living areas, a dining table and chairs, comfortable beds, wall decor – all of the comforts of home. If possible, providing a "work-from-home" space is a definite plus.
If you have all of that stuff, great! You can skip to the next step. If you don't, we can help.
The Big Set-up
One thing we know for sure is that what you offer your guests matters. It's all about the reviews and we want the reviews to be 5-star. That means fresh, matching, high-quality linens, top-of-the-line toiletries, and everything inbetween. In vacation rentals, it really IS the little things that count.

Pricing for staging and set-up is per room and based on your needs.
The Happy Host can help with:

- Setting up internet-connected locks, cameras, thermostats, etc.
- Stocking essentials and amenities
- Photographing the house and creating the Airbnb listing
- Writing the house rules and guidebook
- Procuring custom signage and guest book
- Setting up cleaning, maintenance, and other services
Airbnb Management
When it comes to vacation rentals, communication is key. You can have the perfect house, and all of the amenities, but if you don't provide 5-star service, you won't be getting 5-star reviews – OR returning guests. That's where we come in. From first contact, we make your guests feel like they are embarking on a luxury hotel experience. Every inquiry will be answered in a timely manner, every request will be honored (within reason, of course!). We will help with reservations, activity suggestions, tours, rentals – whatever they need, we are here to help. A happy guest means a happy host!
In addition to reservation management and guest communication, we also will monitor inventory and make sure everything is in stock and in excellent condition. We will make sure you never run out of the essentials – and if a dish breaks, if a towel gets stained, it will be replaced immediately.
At The Happy Host, we are committed to making your vacation rental run like a well-oiled machine. Teamwork makes the dream work. We have done the research and assembled a team of experts to help with day-to-day upkeep and handle any unexpected issues. From the housekeeper to the handyman, from the electrician to the plumber, we know who to call to get the job done, so you don't have to.
Our pricing plan for ongoing management of your rental is plain and simple – 25% of the gross payout. That's it. You keep the lion's share of the profits. After all, that's why you're doing this, right?
